      <image:caption>The roof to the extension was particularly challenging. No internal walls were present, meaning specialised steel beams were manufactured to handle the width of the room, and also the pitch of the roof. Also a challenge, were the large openings for the commercial stacking doors at the front of the home leading to the balcony. We were required to ensure the doors would not jamb, whilst supporting the load from the roof above – all within a small height allowance.</image:caption>

      <image:caption>Not a lot of the old house remained – The only elements that did remain were the double brick walls, floor and roof structures. We strengthened and reinforced the majority of the floors and roof structure to ensure the old and new structure would seamlessly integrate. The new extension required significant excavation in to the land to provide the necessary space. Double brick and masonry construction was adopted throughout the addition. In particular a relatively large suspended concrete slab was constructed for the floor of the extension that required attention to detail to avoid any resulting bounce.</image:caption>

      <image:caption>The original home on this block was a bland 1900’s red-brick home that truly under-capitalised the surrounding views and environment. Our clients decided to perform an extensive renovation to the existing home, as well as add a new open-plan living, dining and kitchen area at the front of the home - designed to encapsulate the surroundings. They envisioned the resulting home to appear as if it were new from both the inside and out, and thus, the marrying of the old and new structures would need to be flawless.</image:caption>

      <image:caption>In order to retain the original set backs and building restrictions, the owners opted to renovate and add to the existing home rather than build new. This brought about an issue of finding a builder capable of not only building the addition, but also one capable of reinforcing the homes original structure, ensuring everything blended together. The clients contracted us after significant investigations and input from our part, to ensure that what was proposed could indeed be executed. We asked for a number of aspects of the engineering to be revised once we had investigated the subfloor, foundations and roof structure. We felt it necessary to rebuild particular walls and footings that had begun to fail to ensure issues would not arise in to the future.</image:caption>

Whilst this might seem simple, adding to the thickness of the external walls, as well as the roof, created follow on effects.       <image:caption>Shortly after our clients purchased the block of land that this home would be built on, regulations surrounding bushfires were increased in response to the Black Saturday bushfires. The block backs on to a bush reserve that leads to the Lane Cove River. This environment created the need for significant enhancements to meet the updated codes. Our clients contacted us a year before construction commenced so that we could assist them to find the most cost effective solutions to combat these new requirements.</image:caption>

Over this period of time we worked as a team to reduce costs in some areas, allowing us to reallocate the budget to the new found requirements. This included averaging out the ground floor slab from a stepped slab to a single level slab, reducing excavations requirements.</image:caption>

      <image:caption>The main challenge of this build was the accessibility. The block was located on a relatively busy road, with the house set about 10m above the road level. This caused some material delivery issues, however, we were able to overcome this obstacle by planning and completing the majority of the driveway works at the start of the project, allowing for a material delivery and storage area. The works to the house were then undertaken, at which point we returned to the driveway area, when the finishes were completed to ensure they were not damaged throughout the build.</image:caption>

      <image:caption>The clients adopted the design and build method after seeing the value that we could add in the design phase. Rather than cutting in to the site and creating unnecessary excavation costs, we suggested the extension we stepped with the block. This also helped with the design of the indoors flowing out, creating a level floor from the kitchen to the outdoor area. Further, we adopted the use of a raking ceiling and roof to the new family/living area, with highlight windows along the northern elevation of the home, resulting in a large amount of natural light streaming in.</image:caption>

      <image:caption>This unique project entailed the extension of this home over three levels at its rear. Our clients were very conscious about replicating the original aesthetic of the home, and that of the surrounding area of Mosman, which is highly influenced by federation era architecture. The project involved enclosing the existing balconies at the rear of the home to create larger internal rooms, and replace them with the new extension. In addition to this, we also created a new garage at the front of the property that tightly integrated with the appearance and proportions of the main house.</image:caption>

      <image:caption>Large timber members, sandstone blocks, timber fretwork and bricks were all chosen to appeal to the style of architecture that the home deserves. The existing footings were reinforced to ensure stability in the original house, from which we then extended out. A suspended slab was adopted for the ground floor balcony and a full timber system for the first. Although a small portion of the project, the garages street-facing position made it integral to the styling, so we made sure we got it right. The brickwork, bargeboards and jerkin-head style roof were all perfectly matched to the original house.</image:caption>

      <image:caption>As the house was originally of federation era architecture we were keen to reflect these design elements in the new extension. Complimentary timber beams were selected to add a dimension to the house, the stained glass windows salvaged, and the external sandstone paving re-laid when works were completed. All these elements tied the new extension back in with the original architecture of the house. The end result is an extension that encapsulated the original design aesthetic from the street, but one that also creates a modern and fresh internal living environment.</image:caption>

      <image:caption>As the clients had worked with us before, they approached us looking for a design and construct solution as they had a relatively tight budget with no room for variations to occur during the build. We were able to investigate all of the existing building structure and put together a proposal that encompassed every possibility – including levelling of the floor structure which was desperately needed. This meant that the client knew what they were up for before works began and we found no issues that we had not already discovered once works commenced. We designed the new building to be open and light capitalising on the northerly aspect and placed highlight windows at the top of the pitched roof.</image:caption>

The home had once had an addition placed on the rear, which was poorly designed and did not allow for an efficient use of space. The room acted as the client’s main living/dining and kitchen area. They required us to remove the old addition, including the floors, walls and roof, and rebuild something more practical.</image:caption>

We then worked with the clients to break up the costs of each element of the build, so they were able to prioritise which works would be completed first. The clients chose to start with a base of works at around half the total value, and continued to add portions of works as we progressed.</image:caption>

      <image:caption>When this home in Sydney’s North Shore was purchased, it was decorated in Italianate finishes. The couple who purchased it envisioned the home in a much more contemporary style, that would suit their lifestyle and create a relaxing retreat atmosphere at its hilltop position. It was proposed that the house would have a complete makeover in finishes as well as the internal spaces. The aim of the renovation was to add value to the resale value of the home as well as to create a more accessible and usable home whilst the couple were living there. The proposed alterations also involved the linkage of the garage to the house, and the repositioning of the front entrance.</image:caption>

This left the blank canvas for our clients to begin their selections and finishes process – allowing them to choose items that would suit the new spaces. The clients chose clean simple finishes, such as square set bulkheads, a simple cornice, skirting and architrave profile and timber flooring.</image:caption>

      <image:caption>The main challenge with this project was re-scheduling and adjusting to make allowances for the continually added works. It was important for us to constantly update budgets and costs to ensure there were no nasty surprises for the clients. Another issue that continued to arise throughout this build was a problem with damp. The house had been constructed on a rock face where water continued to penetrate, so extensive waterproofing and damp proofing measures were taken to help combat this problem.</image:caption>

      <image:caption>Our clients have been living in their home for 20 years. The home had previously been renovated and extended and this was beginning to deteriorate when they contacted us. The clients were looking to completely renovate the main living areas of the house, as well as three bathrooms. They were looking to add value to their property by modernising the essential areas of the home, but were unsure as to the extent that they were wanting to go. They contracted us using a partially fixed and partially open contract allowing for a surety in budget, whilst providing the flexibility to decide on finishes as we went.</image:caption>

      <image:caption>Because of the unknowns at the start of this project we worked with the clients to produce a fixed price contract for the main works of the project. This included the demolition works and the building of the new structures where it was possible. When it came to the fit-out and marrying of the old structure to the new, we worked with the clients on a cost plus basis. This gave our clients the comfort of knowing a cost at the start of the project whilst providing us both the flexibility to make changes and decisions as the project came to completion.</image:caption>

As we started the demolition we began to understand what the structure was like, which would in turn, determine the quality of the finish. We provided this part of the contract as a fixed price. Once the demolition was completed we were more accurately able to estimate what was involved to get the finishes that the clients desired.</image:caption>

Once we could see the structure and understand what we had to work with, we discussed with the clients the options to proceed. The clients decided to continue with the strip out so that we could essentially rebuild all of the areas from new again. This provided us with a 'blank canvas' to build from, resulting in what has essentially become a new living area and three bathrooms.</image:caption>

      <image:caption>The project started with a large amount of demolition and preparation work to the existing home. In addition, a large volume of ground excavation had to be carried out at the rear of the property, inclusive of the pool - all of which had to be removed via narrow side access. After the preparation work was completed, a slab on ground was formed and poured as a base for the extension, and the walls constructed from double brick masonry and steel portals. The six meter high raked ceilings in the new living area were achieved utilising structural steel posts and beams. These industrial elements were concealed with soft finishes and highlighted with large glazed areas, creating the airy, open, Hampton’s style room. One of the most important finishes in this project was the flooring finish. To provide the consistent flow throughout the entire home, the floor structure was meticulously levelled, battened out and married together so that the finished polished floor is holistic.</image:caption>

This would not have been possible had the clients not provided us the time and scope to be able to prepare the site and existing structure as they had. By working with the clients for those 6 months prior to the start of the build, we were able to iron out all of these details so that we were able to achieve the result we did. In addition to a high quality finish, the project was completed on time and within budget.</image:caption>

      <image:caption>After watching our new home build in Riverview, the clients approached us about 6 months prior to their build commencing. During this time, we worked with the client to find the right balance between what they wanted to achieve, while at the same time maintaining an eye on the budget. The clients of this project were particular about the marriage of the new extension to the existing home - they wanted the effect that the home had always been a whole. As such it was imperative to the success of the project that we spend a significant amount of time and effort preparing the site and existing structure, in order to marry in the extension, and to provide clean, flush and plumb substrates ready for new finishes throughout.</image:caption>

      <image:caption>The clients of this project purchased their modest 1950’s double brick home with the intention to extend it and to breathe new life into it. To achieve this a complete renovation of the existing internals of the home, plus the addition of a large, modern living space to the rear of the home was proposed. The overarching objective of this project was to seamlessly blend the existing house with the newly constructed Living area at the rear of the home.</image:caption>

      <image:caption>Our clients, who are also from our Carranya Road project, bought this terrace house in Sydney’s Neutral Bay, which sits within the Local Council’s Heritage Zone. After a number of small add-ons over its lifetime, the home felt a little unloved, but had a lot of potential. The clients had a view to extend the functional living areas of the home and to renovate the internals &amp; externals to modernise and stylise.</image:caption>

      <image:caption>When this home in Sydney’s North Shore was purchased, it was decorated in Italianate finishes. The couple who purchased it envisioned the home in a much more contemporary style, that would suit their lifestyle and create a relaxing retreat atmosphere at its hilltop position. It was proposed that the house would have a complete makeover in finishes as well as the internal spaces. The aim of the renovation was to add value to the resale value of the home as well as to create a more accessible and usable home whilst the couple were living there. The proposed alterations also involved the linkage of the garage to the house, and the repositioning of the front entrance.</image:caption>

      <image:caption>After extensive investigations into the existing building, including the sub-floor areas, footings and structural elements of the house we put forward a tender with some various ideas in how to approach the build. We then worked with the clients to break up the costs of each element of the build, so they were able to prioritise which works would be completed first. The clients chose to start with a base of works at around half the total value, and continued to add portions of works as we progressed.</image:caption>

      <image:caption>We stripped out the house, including the floors, joinery, bathrooms and removed particular walls and archways to open the living rooms up. This left the blank canvas for our clients to begin their selections and finishes process – allowing them to choose items that would suit the new spaces. The clients chose clean simple finishes, such as square set bulkheads, a simple cornice, skirting and architrave profile and timber flooring.</image:caption>

      <image:caption>The main challenge with this project was re-scheduling and adjusting to make allowances for the continually added works. It was important for us to constantly update budgets and costs to ensure there were no nasty surprises for the clients. Another issue that continued to arise throughout this build was a problem with damp. The house had been constructed on a rock face where water continued to penetrate, so extensive waterproofing and damp proofing measures were taken to help combat this problem.</image:caption>
